Jordyn Hollingsworth is an East Nashville real estate agent and Affiliate Broker with Compass. What counts as East Nashville?

East Nashville is the part of Nashville across the Cumberland River from downtown. Most people mean ZIP code 37206 (Lockeland Springs, Historic Edgefield, Five Points, Eastwood, Shelby Hills, Boscobel Heights, Rosebank, Greenwood and Maxwell Heights) and 37216 (Inglewood and the neighborhoods around it). Cleveland Park and McFerrin Park, closer to downtown in 37207, are usually counted too. Neighborhood lines are informal, so it's worth asking which side of a street a home sits on.

What ties it together: older homes on tree-lined streets, a walkable mix of restaurants, music and shops around Five Points and Gallatin Avenue, and some of the city's biggest green space in Shelby Park and Shelby Bottoms.

Why does East Nashville need a specialist?

Because East Nashville is a dozen small markets, not one. A few things make it unlike the rest of Nashville:

  • Price swings block by block. A renovated 1920s cottage, a 1950s brick ranch and a new two-home HPR can sit on the same street and sell hundreds of thousands of dollars apart. Automated estimates miss most of that.
  • Historic overlays. Parts of the area, including Edgefield and Lockeland Springs, sit inside Metro historic or conservation overlays, where exterior changes and additions need Metro Historic Zoning Commission review.
  • HPRs. Many newer homes are Horizontal Property Regimes: two homes on what used to be one lot, sharing a legal regime and sometimes costs. They buy and resell differently from a detached house on its own lot.
  • Older-home inspections. Original wiring, sewer lines, foundations and crawl spaces deserve a closer look in homes built before the 1950s.

Jordyn's job is to explain each of those before they cost you money. Read more in Historic home or new build?

How does Jordyn work with buyers?

  1. A plan before the search. Budget, financing, must-haves and the neighborhoods that fit them, with real numbers for each.
  2. Street-level guidance. What a home should sell for, what it will cost to own and what its age or HPR structure means for you.
  3. Early access where it exists. Compass Coming Soon and Private Exclusive listings, when sellers choose those options and MLS rules allow.
  4. Negotiation and inspection. A clear offer strategy, an inspection that looks where East Nashville homes hide problems, and steady communication through closing.

How does Jordyn work with sellers?

  1. Pricing with data. Recent comparable sales on the same blocks, adjusted honestly for condition, lot and home type, with the reasoning shown.
  2. A prep plan. Which repairs and updates are worth doing, and which aren't.
  3. Marketing. Professional photography, Compass's marketing tools, and listing pages where buyers can virtually stage every room in ten styles.
  4. Negotiation through closing. No pressure and nothing falling through the cracks.

What do East Nashville clients say?

“I had the privilege of working with Jordyn, our exceptional realtor on purchasing our first home. From the moment we met, her extensive knowledge of Nashville and the surrounding areas was evident. Throughout the process, Jordyn's expertise shone brightly, guiding us every step of the way. She effortlessly made us feel at ease in all situations, ensuring we were well-informed and confident in our decisions. Thanks to Jordyn's dedication and hard work, the entire process was not only a success but also remarkably smooth. We couldn't be happier with our new home and owe a huge part of that to Jordyn. If you're looking for a realtor who's not only knowledgeable and skilled but also passionate about her clients' satisfaction, Jordyn is undoubtedly the one to choose.”
Harrison F. · East Nashville, TN
“As first time home buyers, we had so much to learn about the process and strategy. Jordyn consistently went out of her way to educate us as buyers, looked out for our best interests, and advocated for us throughout the process. Her knowledge and professionalism was instrumental in the purchase of our house and we would not have been able to do it with out her! As our title agent said at signing "I have no idea how you got them such a great deal, but your clients are very lucky!" - could not recommend Jordyn enough.”

Questions about East Nashville real estate

Who is a good realtor in East Nashville?

Look for an agent who knows the area's micro-markets, can show you recent sales on the same streets, understands historic overlays and HPRs, and tells you the truth even when it isn't what you hoped to hear. Jordyn Hollingsworth, an Affiliate Broker with Compass, works across East Nashville's 37206 and 37216 ZIP codes and builds every recommendation on that kind of data.

What ZIP codes are in East Nashville?

Mainly 37206 and 37216, plus the Cleveland Park and McFerrin Park areas of 37207. Neighborhood boundaries are informal, so the ZIP code is the most reliable shorthand.

How much do homes cost in East Nashville?

It depends heavily on the street, the lot and whether the home is historic, renovated or new. Jordyn's recent closed sales in 37206 run from about $630,000 for a home on Fatherland Street to $2.1 million on Russell Street. Ask her for current street-level numbers before you set a budget.

What is an HPR in East Nashville?

A Horizontal Property Regime: a legal structure that lets two homes share what was once a single lot, often as a pair of new "tall and skinny" houses. Each owner holds their own home plus a share of the common elements under recorded regime documents, so buyers should read those documents and ask about shared costs and insurance.

Can I see East Nashville homes before they hit Zillow?

Sometimes. As a Compass agent, Jordyn can share Compass Coming Soon and Private Exclusive listings with buyers when the seller chooses those options and MLS rules allow.
