Moving to East Nashville

What it's like to live across the river from downtown, how the neighborhoods differ and how to buy a home here when you live somewhere else.

Updated October 2026 · By Jordyn Hollingsworth, Compass

East Nashville is the part of Nashville just across the Cumberland River from downtown, known for historic homes, a walkable food and music scene and some of the city's largest parks. Most of it falls in ZIP codes 37206 and 37216. Relocating buyers usually start by choosing between the historic, walkable core and the roomier neighborhoods farther out.

Where is East Nashville?

East of downtown, across the river bridges. The historic core (Edgefield, Lockeland Springs, Five Points) is minutes from downtown; Inglewood and the neighborhoods north and east trade a little distance for more space. Interstate access and the airport are a reasonable drive from most of the area.

Which neighborhood fits?

What's life like in East Nashville?

Front porches and neighbors who know each other. Restaurants, coffee shops and live music around Five Points and Gallatin Avenue. Shelby Park and the Shelby Bottoms Greenway for trails along the river. Festivals like the Tomato Art Fest each August and the East Nashville Beer Festival each spring.

How do you buy from out of state?

  • Start remote. Video walkthroughs and live FaceTime tours narrow the list before you travel.
  • Plan one focused trip. Tour the finalists and the streets around them, at different times of day.
  • Close with less travel. Tennessee allows remote online notarization, so ask your title company what can be signed remotely.
