As of Oct. 28, 2026, Oracle plans free public events Nov. 12–14 at its River North campus on the East Bank, 2300 Bowline Ave., after an invitation-only groundbreaking reported for Nov. 10. The new Nissan Stadium is targeted to open in February 2027, and Metro's safety and paving project on Gallatin Pike, from S. 5th Street to Briley Parkway, is due by May 2027.
When is Oracle's Nashville groundbreaking?
The Tennessean, citing a source behind the event, reports an invitation-only groundbreaking on Tuesday, Nov. 10, and the Nashville Post also reports an officials' ceremony early that week. Oracle lists open houses Nov. 12 and 13 from 3:30 to 7:30 p.m. and a Community Day on Saturday, Nov. 14, from 11 a.m. to 4 p.m., all at 2300 Bowline Ave. All three days are free and open to walk-ins; check the event page for parking details before you go.
Utility work and grading have run all year, the Tennessean reports, and Oracle's planned investment has grown from $1.2 billion in 2021 to $4.5 billion. The company aims for 8,500 Nashville employees by 2030, the Nashville Scene reported in August, though a July briefing from Metro Nashville noted a smaller planned office footprint. For Cleveland Park and Five Points, that means a major employer a short drive away, and years of construction traffic in between.
A riverfront greenway, open now
City leaders celebrated the River North Greenway's opening near the Oracle site on Friday, Sept. 4, WSMV reported, and FOX 17 describes a phased East Bank route of nearly two miles linking the Oracle area to a planned pedestrian bridge to Germantown and on toward Shelby Bottoms. Neither report dates the later segments.
What is the East Bank development timeline?
The next wave's dates came into focus at the East Bank Development Authority's Oct. 27 meeting, The Tennessean reported. The East Bank is no longer a rendering; it is a calendar, and that calendar runs to the end of 2030.
The East Bank is no longer a rendering; it is a calendar, and that calendar runs to the end of 2030.
James Robertson Parkway comes down to street level
The authority approved $65 million to lower the parkway's elevated East Nashville section to street level; the bridge over the Cumberland stays as it is. TDOT, which aims to "eliminate the existing physical and visual barrier," plans to work from the second quarter of 2027 to about the third quarter of 2029, and FOX 17 reports that closures and detours will be announced.

A second way onto the pedestrian bridge
A long, looping ramp in Wasioto Park up to the John Seigenthaler Pedestrian Bridge is targeted to start this November and finish by December 2027, giving people on foot and on bikes a new way up. Next comes the Music City Mile, an elevated plaza and linear park meant to carry the walk from downtown to the new stadium, targeted before the 2030 Super Bowl.

The stadium hotel and TPAC
The Fallon Company, master developer of the Eastpoint project, showed designs for a hotel on city-owned land beside the new stadium; WSMV reports plans for about 600 rooms. Construction is targeted for October 2027 and opening for December 2030, after the Super Bowl. TPAC's new four-venue home starts site work in May 2027 and is due around November 2030, so expect East Bank construction traffic into late 2030.
When does the new Nissan Stadium open?
The $2.1 billion enclosed stadium, with about 60,000 seats, is targeted to open in February 2027 across from the current Nissan Stadium, which is hosting its final Titans season. The team's Aug. 12 update, reported by WSMV, showed the roof's cable net complete and event bookings open. In May, NFL owners voted to bring the 2030 Super Bowl, Nashville's first, to the new building, the Associated Press reported.
Event days bring traffic, parking demand and noise, so anyone weighing a home in Historic Edgefield or elsewhere near the river should visit on a game day. As for Super Bowl rentals: as of Oct. 28, 2026, Metro Codes allows no new non-owner-occupied short-term rental permits in AR2a, R, RS or RM zones, and existing ones there do not transfer at sale.
What is happening on Gallatin Pike?
NDOT set the first phase of its Gallatin Pike and Main Street Safety Project to begin Sunday, Sept. 27, along the whole corridor from S. 5th Street to Briley Parkway. Lane closures for paving, striping and repairs were expected to last about two months, weather permitting, with the phase done by year's end; pedestrian hybrid beacons for mid-block crossings follow in early 2027, and the project is due by May 2027.
An August NDOT update lists left-turn calming at 17 locations, three new crosswalks with beacons, leading pedestrian intervals at 14 locations and lighting improvements at 15, funded with $3.1 million in State of Good Repair money and $3.9 million in Vision Zero funds. Gallatin is on the Vision Zero High Injury Network. Until the paving wraps, allow extra time on the pike, including through Inglewood.
Choose How You Move signals
Gallatin also gets 56 of the 99 new traffic signals in the $100 million capital package Choose How You Move announced Aug. 14. The package adds $1.3 million to plan a Gallatin Pike/Main Street All-Access Corridor, though the announcement gives no construction dates.
What does it mean for East Nashville owners, buyers and sellers?
None of this sets the price of a particular house. It changes what buyers test on a second visit: the drive downtown, the walk to the river, the sound of a Saturday night.
Realtor.com data on FRED put Davidson County's median listing price at $525,000 in September 2026, about 4.5% below a year earlier, while active listings rose about 11% to 4,621 and median days on market reached 68. These are countywide listing figures, the newest as of Oct. 28, not closed sales in any one neighborhood.
The 2026 property tax bill
The Metropolitan Trustee mailed 2026 statements in October, and rates match 2025: $2.814 per $100 of assessed value in the Urban Services District and $2.782 in the General Services District, per a July Trustee bulletin. Taxes must be paid in full by the last day of February 2027 to avoid interest, the Trustee's office says; unpaid balances then accrue 1.5% on the first of each month, and an appeal does not extend the deadline. Tax Relief and Tax Freeze applications are open, per an October Trustee notice.
